That is 95 management companies and 74 host tools, each on its own page. Every review lists what the provider itself publishes — fee or pricing, markets, scale, whether a PMS is needed — and says “not published” where a company keeps a number to itself, rather than filling the gap with a guess. The star rating beside each one is our editorial read of fit, not lab data, and nobody can pay to change it. Where a company publishes nothing about price, we say that plainly: it is usually the single most useful thing to know before you get on a call.

Getting value out of these pages

The library in numbers: 31 of 95 management companies publish a fee; 56 of 74 tools publish pricing; the rest are marked “not published” on their pages rather than papered over. 34 of the 74 tools need no PMS at all — if you run without one, start your reading there.

The fastest route through: pick your category, open the two or three names you already recognise, then read one you do not — the pattern of what gets published and what stays hidden is half the education. Then place the page in context: the management ranking and software ranking show where it landed against the whole field. A reading habit that pays: treat every “not published” as a data point about the company, not a blank in our research. Published numbers invite scrutiny; withheld ones route you into a funnel. We rate and rank both kinds, but owners short on patience can build a perfectly good shortlist from the transparent half of this library alone. That filter alone usually cuts the field in half before you have read a single full page, and the half that remains is the half that respects your time. Management companies (95)

Full-service managers and co-hosts who take some or all of the running of a rental off your hands. The number that matters most here is the management fee — what share of your revenue leaves the account every month, and what it actually buys.

Host software (74)

Tools you run yourself: messaging, pricing, turnovers, reviews and upsells. Here the questions are whether pricing is per listing or flat, whether there is a genuine free tier rather than a trial, and whether the tool needs a property-management system underneath it before it will do anything.
